Booking

How do I book?

Our accommodation is available to book exclusively and direct through our website.

Once you have selected which accommodation you want to live in, click "BOOK".

Enter your Basic personal information and pay the £99 advance rent payment is required.

Immediately after the reservation, you’ll be required to provide your full resident details (detailed personal information and ID) to progress to formally Booking our accommodation and signing the tenancy agreement.

Details of your guarantor will also be required when completing the resident details form.

The guarantor is sent an online guarantor form to complete automatically.

The administration of this is ensuring all of the details provided match up to the ID and requirements we have to accept both resident and guarantor. You are able to save the form and return to it to complete later.

What documents will I need to book?

You will not need anything at the point of booking and paying your £99. You will have 48 hours after booking to submit additional information. At this point you will need your Photo ID to prove your Identity. This could be your Driving licence or Passport photo page. You will also need proof of your student status. This could be your Student ID or University acceptance letter/email.

Do I pay a booking fee?

When you book and pay your £99, it is an advance rent payment, which is your first rent instalment with us. After making a booking with us, it's important to understand that you are entering into a contractual agreement. Please ensure you are sure about the accommodation before making the payment. Keep in mind that finding a replacement is necessary in the event of cancellation to be eligible for a refund. If you have any questions or clarifications, please contact us and our team will be happy to assist you.

Do I need to pay a deposit?

No, we do not take deposits. Just the £99 advance rent payment on booking.

I want to pay annually, will I get a discount?

We are unable to offer a discount for paying annually. The benefit of paying annually is you will not need to meet our standard guarantor requirements. Your rent will be due in cleared funds by 24th August.

What to expect after paying the reservation fee?

The £99 also functions as your initial instalment payment. This payment temporarily secures the room in your name. After completing this payment, you will be sent an email containing a link to fill out your resident and guarantor details. Our administrative team will review these documents. Upon approval, you will be provided with your instalment plan, along with the bank details for payment before your move-in. Once our finance department confirms receipt of your payment, our administrative team will be notified to issue your access and move-in instructions. Congratulations on completely booking the room! We look forward to welcoming you to your new home!

How do I pay my rent?

You will be required to set up an account with GoCardless which you can link to your preferred bank account. Payments will be collected by direct debit on or after the due date.

Is it possible to pay my rent in instalments?

Certainly. The payment plan consists of a total of 5 instalments. The initial instalment is the £99 you paid upon booking. The second instalment, amounting to £650, is due on 24th August and must be settled before your move-in date. The remaining balance of your total rent is divided into three instalments, aligning with any student loan you may receive, and is due on 1st October, 15th January, and 15th April.

What is covered by my rent?

Your rent includes all utility bills, including electricity and water, in accordance with our fair usage policy. Wi-fi is also included. However, please note that your TV licence is not covered by your rent.

What should I anticipate after completing my booking?

Following your booking, expect to receive an email with move-in instructions and a welcome guide. This email will encompass all the essential information about your room. Take your time to peruse these documents, as they can prove to be useful if needed.

What contract lengths are available?

We offer a 44 week contract which covers the period 7 September 2024 to 12 July 2025 and a 51 week contract which covers the period 7 September 2024 to 31 August 2025.

My place at university isn’t confirmed yet, should I still book?

It is best to book when you are sure you will need accommodation. However, we do have a flexible cancellation policy if you do choose to book and then later find out you won’t be able to take up your apartment. Please see our full cancellation policy here.

What is the difference between the Editions?

Our brand new student residences are unrivalled in quality. We have a range of Studios classed by Editions. Edition I studios have proven to be our most popular option providing double beds and 32" smart TVs. Similar to Edition I, our Edition II studios also come with a double bed and 32" smart TV but you may find that they are in a more desirable location such as on a higher floor than our Edition I studios. Our Edition III studios provide a little more luxury with King Beds and 40" Smart TVs. Finally, our Edition IV studios are our largest studio apartments ranging from a whopping 27-33 sqm. They also come with a King Bed. 40" Smart TV, quadruple wardrobe and other furniture pieces. Our Edition IV studios are ideal for dual occupancy. Our plus edition studios (and Edition IV studios at Volume Works) are fitted with an air conditioning system. All our studios on Bridge Street are equipped with massive 40" Smart TVs.

Can I live here?

You must be a full-time student to live with us. You can book with us whether you have a conditional or unconditional offer. However, please be aware of our cancellation policy, prior to booking, should your place at university not yet be confirmed.

Do you allow double/dual occupancy?

Yes. Whilst all our studios can be offered on a double/dual occupancy basis, our Edition IV studios are best suited as not only are these our largest studios, they have also been kitted out with quadruple wardrobes, an extra bedside table, chair and desk.

There is an additional weekly charge of £15 per week for double/dual occupancy.

Is cleaning included?

You will receive your Studio Apartment in pristine condition. It will be up to you to keep it clean and tidy throughout your stay.

Do I have a TV in my Studio?

Yes, all Volume Works Studios/rooms will have either a 32" or 40" TV depending on the Edition you choose. Bridge Street Studios have a massive 40” TV. You will need to purchase a TV licence and aerial to watch live TV. Visit tvlicensing.co.uk for details and latest costs.

Can I have guests?

Yes, occasional overnight guests are permitted who must sign in.

Can I smoke?

Volume’s Residences are completely smoke-free and this includes all types of e-cigarettes. Indoor smoking is strictly prohibited.

Are pets allowed?

Unfortunately, no pets of any kind are permitted in our Residences, except registered assistance dogs.

Can I bring my game console?

Certainly. We suggest reviewing the floorplans to confirm that the TV is positioned above the desk, as this is the optimal location for your console. Wireless internet connectivity is available for your use.

I am a full-time student but my partner is not, can they stay with me?

Sadly, we can only offer our Residences to full-time students. You are allowed to have guests for a limited time.

Can I view?

Certainly! We can schedule viewings for you to personally inspect the rooms. If you're unable to attend in person, we also have pictures and videos of the rooms. We can also set up a virtual viewing upon request. Our team is available to assist you in any way.

What if I am not happy with my Studio Apartment?

The Volume Team are eager to ensure your stay with us meets your expectations. If you have any concerns we are on hand to listen and work with you to find a solution.

I am a full-time student but my partner is not, can they stay with me?

Sadly, we can only offer our Residences to full-time students. You are allowed to have guests for a limited time.

Can I bring my game console?

Yes. We recommend you check the floorplans to ensure the TV is above the desk as this will be the optimum location for your console. You can connect to the internet wirelessly or through an ethernet cable.

Will there be construction works during my stay?

The neighbouring site to Volume Works will be under costruction throughout 2022 and 2023 as a new student accommodation scheme is being developed. Working hours are expected to be between 8/9am - 4pm. Best efforts will be made to minimise disruption to your stay as much as possible but regrettably it is inevitable that this will impose on you at some point.

Can I extend my stay with Volume?

Certainly, we can extend your stay for another academic year (either 51 or 44 weeks). Typically, we reach out to our existing tenants ahead of the new academic year to inquire about their interest in renewing their tenancy.

I am currently residing in Volume. Will my studio be shown to other students for the upcoming academic year?

It will depend on whether you are renewing your tenancy or not. We will contact all current tenants to inquire if they intend to renew their tenancy before making their rooms available on our website. Tenants who decide not to renew will be provided with a minimum of 24 hours' notice (via call, email, and sms) for any viewings scheduled.

What if I am not happy with my Studio Apartment?

The Volume Team is eager to ensure your stay with us meets your expectations. If you have any concerns we are on hand to listen and work with you to find a solution.

 
 
 

Check In

When can I check in?

You can check-in on or after your contract start date. You will receive The Volume Welcome Brochure prior to your arrival with full details on how to arrange your check-in so it is stress-free. Kindly be aware that you are only permitted to move in upon receipt of the move-in instructions from our administrative team.

What do I need to bring to check-in?

You will need to bring your Student ID and your Passport/Driving Licence.

 

Guarantor

What is a guarantor and will I need one?

A rent guarantor is an individual or institution that agrees to cover the rent on behalf of a tenant who fails to make their rental payments. Typically, for students, this would be a family member or guardian.

You will require a guarantor, and there are several options available:

UK-Based Guarantor with Property Ownership:

A UK-based guarantor who owns a property and can provide proof of annual earnings equivalent to at least 3 times the annual rent amount. For example, if your annual rent is £10,000, your guarantor's annual earnings must be at least £30,000 before tax. This requirement can be split between two guarantors. Full Rent Payment in Advance:

Even if rent is paid in full in advance, a guarantor is still needed (they don't have to be UK-based) in case of any charges throughout your tenancy. This is because we do not take a deposit. The guarantor cannot be a student and should have a regular income. What if my guarantor doesn't own a property but rents one? To meet our standard guarantor requirements, your guarantor MUST own a property and have proof of earnings of at least 3 times your annual rent amount.

However, we do provide an alternative option for residents. You can provide two UK-based guarantors, neither of whom needs to own a property. Each guarantor must have proof of annual earnings equivalent to at least 2 times your annual rent amount. In this scenario, the guarantors must reside at separate addresses.

Facilities

What safety and security does Volume provide?

Our Residences have 24 hour CCTV and secure entry systems. Our team is available 24/7.

Are there Laundry facilities?

We have laundry rooms in all of our Volume.Property Properties. You’ll have 24-hour access to washers and dryers.

Will I need to bring my own hoover?

Yes. Although there are hoovers in the building, we recommend that you bring your own hoover especially if you are booking a studio.

Will I have internet in my Studio/ is there Wifi?

Yes. Fast and reliable broadband throughout our Residences for streaming, gaming, work and play - with speeds of up to 1 Gigabit, 24/7 multi-language support and a home-from-home experience!

Is there a gym?

Bridge Street Studios has a gym onsite which can be accessed free of charge 24/7, so you are welcome to work out whenever you feel like it.

With our new development, Volume Works Too comes a gym which will be accessible to residents of both Volume Works Too and Volume Works.

Upon Check-In, we do require that you complete a gym induction to ensure you are competent using all of the equipment.

Is there parking?

At Bridge Street Studios, there is on-street parking on Bridge Street West for free.

At Volume Works and Volume Works Too, parking fees are applicable on a daily basis. Alternatively, residents have the option to apply for an annual resident's permit through Birmingham City Council.

Is the Residence in Birmingham's Clean Air Zone?

Bridge Street Studios is just outside of Birmingham's Clean Air Zone. To find out about the Scheme please click here

Volume Works is within Birmingham's Clean Air Zone. However, as a resident you can check here if you qualify for an exemption

Can I store my belongings over the summer?

This is something we won’t be able to offer at this time but we will look into this in the future. There’s lots of companies offering self storage in the near vicinity with favourable rates for students.

 

Maintenance

How do I log a maintenance issue?

If you do experience any maintenance issues during your stay, please make sure you have some images and provide as much detail as you can so we can equip our maintenance team in dealing with the issue swiftly. You can log this via our maintenance request form which you can find at the bottom of our website.

Can I decorate my Studio?

We have worked closely with the interior designers to provide a look and feel which we hope you will love. It’s always great to put your own personal stamp on your home and so feel free to bring your own accessories only. Painting of walls or putting nails/ screws into walls is not permitted.
